long have you been selling lots at Crowley Ranch Reserve?
We have owned the Reserve™ since 1986, but we took our time
in putting together the open space concept. We began selling lots in
Phase I in 1992.
How many homes have been built in the Reserve?
There are 20 homes completed or under construction at this time. Several more are in the planning stages with many more breaking ground this year.
What
percentage of property owners are year-round residents at Crowley Ranch
Reserve?
The majority are year-round
residents. Others are in the process of moving to the Reserve™ full
time.
What
is the average age of the buyers?
At this point, the vast majority
are the baby boomers. Truthfully, the younger people probably haven’t
bought here due to affordability. Hopefully, more young people will
be able to join us in the final phase.
Do
all lots have water, power, phone and sewer?
Water, power and phone are supplied
to all lot lines but the owner is responsible for his own sewage system.
Are
there water tap fees?
Phases I, II and III have no
tap fees. Phase IV will be assessed a $3,000 tap fee upon hookup.
Do
the lots really have nice views?
People in the area have said that our views are unmatched. At times we have entertained the idea of advertising as "The best views in Colorado under 8,000 feet."
Is
owner financing available?
Yes, we offer financing in-house.
In some cases, we can offer discounts on cash sales.
Why do you, as the developer, leave so much open space? Couldn't you have fit many more lots into the Reserve?
Finding 87 home sites on this 2,000 acre expanse was the easiest thing I had to do. I could have put in hundreds more with no additional bureaucratic subdivision difficulties. Plain and simply, I love the ranch and will live here myself, so I don't want it to be crowded.
What
are the uses for the open space?
Hiking and horseback riding
are the typical uses. Obviously, no hunting or motorized vehicles are
allowed in those areas. The main purpose of the open expanse is to offer
a sanctuary for the wildlife in this area forever. We are living with
the wildlife, not excluding them.
Do
you have strict covenants?
Yes. The covenants are designed
to profit the wildlife first, and second, to preserve the value and
integrity of the property.
How
far is the nearest airport?
The Durango airport is 1 hour and 25 minutes away. Many people elect to fly into Albuquerque, NM which is a 31⁄2-hour drive because there is more flight diversity and the flights are less expensive.
Where
is the nearest shopping?
Most routine shopping is done in Pagosa Springs, CO or Chama, NM. Your big city shopping would be in Farmington, Durango, Santa Fe or Albuquerque, NM, most under a 3-hour drive. We consider the relatively long distance to these larger cities an asset and not a liability.
