Covenants
Overview
The Crowley Ranch Reserve
covenants are designed to protect property values while allowing freedom of
lifestyle. Each
phase of the development has its own covenants but they are essentially the
same in their intent. An overview of the essential elements is shown below.

Property Owners Association. The
Association is made up of the property owners and governed by a five-member
Board of Directors comprised of four property owners and one of the developers
(or their representative).
Common
Areas.
Each
property owner has the right and privilege to use and enjoy the common areas
for the purposes for which they were designed.
The
common areas cannot be used for offensive activities that annoy the
neighborhood. Snowmobiles, motorcycles, ATVs, and any other motorized
recreational vehicles are not allowed in common areas.
The
Association develops, improves and maintains the common areas.
Association
Fees.
Property
owners are charged a monthly or annual assessment to cover the costs of
maintaining roads and the common areas and for capital improvements and
facilities to enhance the property owners’ use and enjoyment of the land.
Building/Landscaping
Restrictions.
No
parcel can be subdivided.
All
buildings must be approved in advance by a Review Committee composed of two
property owners and one of the developers (or their assign).
The
buildings permitted on each parcel are restricted to a single family dwelling,
a private garage with shop, storage, and barn. Separate guest quarters are not
permitted. All single family dwellings must be at least sixteen hundred
(1,600) square feet on the main floor, exclusive of porches, decks, patios,
and garages, and no more than four thousand (4,000) square feet of living
area.
Residential
styles may vary, but exterior materials must be log, rock, brick, wood, or
wood siding. Stucco and adobe exteriors are permitted. No mobile homes,
trailers, old buildings or pre-assembled homes are allowed. Pre-assembled log
homes are an exception.
All
water, gas, electricity, telephone, TV cable and similar must be installed
underground. Propane tanks shall not be visible from neighboring property.
Fences
must conform in location, design, material, color, height, and size to
reasonable guidelines established by the Review Committee. Fences may not
enclose areas any greater than 18,000 square feet.
Landscaping,
with the exception of plants confined to vegetable or flower gardens, must be
approved by the Review Committee and must generally conform to native
varieties. Gardens and manicured lawns cannot be larger than two thousand
(2,000) square feet.
Other RestrictionsProperty
owners may not run a commercial business from their property. However,
an Owner or occupant with the specific approval of the Association, may engage
in their professional activities and maintain an office within their residence
for such activities providing it involves no regular traffic with the public
and the attendance of no more than two (2) employees.
Pets
are limited to a maximum of four, of which two may be dogs. Horses belonging
to property owners are an exception to this limit. Any barn or structure
housing the horses(s) must be of the same architectural quality of the primary
residence, and it must be approved by the Architectural Control Committee.
The
developer and the Association have the option of building common stables,
corrals, fences, and other necessary structures for horses or other livestock.
Property owners may keep and graze horses during the summer, but must abide by
the rules and regulations of the Association.
Property
owners are prohibited from feeding or attempting to domesticate the wild game.
Hunting,
trapping and discharging of firearms is not permitted on parcels or in the
common areas unless such activities are expressly authorized and permitted by
the Board of the Association or the developer.
Snowmobiles,
motorcycles, trail bikes and other off-road motorized vehicles shall not be
used in the Reserve except in accordance with rules established by the
Association, and absent rules permitting such use, those vehicles are
prohibited.
